Newly built homes on Esztergomi Street in Budapest’s 13th District
Budapest’s new-build housing market recorded its strongest growth of the past decade in 2025: developers launched 11,400 homes, representing a 55% year-on-year increase, said Cordia, a leading residential property developer in Hungary, in statement.
They highlighted that not only supply but also sales surged: around 9,800 new-build homes were sold in Budapest last year, up from nearly 7,400 a year earlier. More than half of the new projects are linked to the 11 largest market players, including Cordia.
The most developments were again launched in the 13th District, accounting for nearly 30% of the capital’s total new-build housing supply by the end of the year.
In this district, Marina City—a new neighborhood being built directly along the Danube and associated with Cordia—consists of apartments classified as part of a brownfield redevelopment zone.
In the 8th District, supply growth was driven by the 205-unit Corvin Campus project—originally planned as an office building—being developed as a continuation of the Corvin Promenade.

In the 14th District, one of the largest supply expansions of the past fifteen years took place in 2025. Of the nearly 600 homes built in greenbelt areas, one-third are being developed as part of the Cordia Thermal Zugló residential complex.
Alongside market growth, prices increased as well:
by the end of December, the average price per square meter reached 1.9 million forints (4,890 euros), marking a 14% year-on-year rise.
